Consultation has concluded
The South Vedder Neighbourhood Plan has now been completed and forms a part of Schedule D-Neighbourhood Plans in the City of Chilliwack’s 2040 Official Community Plan (OCP), serving as a guide for future decision making regarding changes in land use. See the plan and learn more here.
Background:
The City’s 2040 Official Community Plan (OCP), updated in 2014, provides a high-level vision for how Chilliwack should grow and develop over time. For the South Vedder area, the OCP envisions this area as a vibrant and pedestrian-friendly commercial and residential neighbourhood. To ensure this vision is realized, and in response to increased development enquiries for this area, the City is developing a neighbourhood plan for the South Vedder area. The South Vedder area is located east of Vedder Road, and directly below the hillside of Promontory.
This neighbourhood plan will build on the City’s OCP and help clarify expectations for new development as it occurs in this area. The neighbourhood plan will consider elements such as:
land use;
building and design; and,
City infrastructure improvements.

My mother in law has been living in the trailer park on Alma for some 46 years or so. She is now an 87 year old on a fixed income. Where do you think she can afford to live if you develop that park? Why do we have to make room for more people to come here? What about the people like her who pioneered this town? Why do we have to answer to requests from developers for the land? One thing we can't make is more land.

Yes, it would be nice to see real affordable housing included. There are a number of seniors and folks on disability that live in this area. I live on Alma Ave. It is the only place that I can afford to live on disability. I have seen other areas where they say it is affordable housing. I could not afford to live there because the price is too high. I might have a roof over my head but I could not afford to eat, have hydro or anything else. Chilliwack is no longer just a small town. People have discovered Chilliwack and are moving from all over the Lower Mainland. It's obvious we are running out of land and I'm surprised when we don't see higher buildings going up. Why are we still building just 3 story townhouses in these popular areas instead of going higher?? Once these townhouses are built we can't access that land for future higher density development for nearly 100 years! I say go higher and increase the access to transit and walkability. Vedder has tremendous walkability potential!

I love how the Garrison walking enclave is separated from the busy traffic of Vedder/Keith Wilson and would like to see something similar for "south Vedder". Unfortunately, Garrison has already become too congested...too much packed into not enough space and perhaps that can be avoided in new plans. Other big mistake...the Vedder roundabout should have been 2 lanes! to match the new doubled lanes going in on Vedder Road, allowing traffic going up Chwk Lake road to be separated from Cultus traffic.

There are several townhouse units along vedder, with single lane traffic its already difficult to turn out. I cant even imagine how difficult it will be to turn when it's a double lane and there's twice as many homes and stores along vedder. Right now I have to turn right and drive through 3 school zones because I can't turn left. Traffic density is not being properly accounted for along promontory and vedder and Keith Wilson. It's like I moved to Chilliwack and 5 years later I woke up living in Surrey.

My wife and I almost daily cross at Morton and Vedder at the crosswalk. Many times cars will almost run you over or have to slam on the brakes because they are speeding in that area. I have called the city twice regarding the safety matter in the last 2 years, but no satisfactory response. I have requested a proper flashing crosswalk.

When you look at the area, there is too much road traffic in the area. We need to be looking at how we can add to the infrastructure to allow for a free flow of traffic. I would estimate now that even with the changes to the roadway there on bedder we are still going to have line ups going to and from cultus lake. We need to direct more traffic away from bedder road.

The rapid increase in residential housing in the Vedder area has far outpaced the needs of the residents.
1) Kieth Wilson Road is an example of poor community planning. With the high amount of morning and evening traffic combined with school busses, university farm vehicle and bicycle traffic it is surprising that more people aren’t kill or injured on this route. Even a third lane for left turns and larger bike lanes would probably help.

Even though my feeling is that the City will do what they want to do regardless of the current residents of that neighbourhood's input. That said, the final decision shouldn't be based on how much more in taxes this could potentially go into the City's coffre but how the already insanely congested traffic situation there is on Vedder Rd. Even with the widening of Vedder Rd., the Vedder bridge and runabout is still only one lane both ways. Even with the widening of Vedder Road, with so much traffic coming from across the Vedder River from Cultus Lake Area and surroundings, before more development takes place in South Vedder, another bridge across the Vedder/Chilliwack River should be built and then to connect with either Lickman or Evans Road. It's becoming a nightmare on Vedder Road and that would not even stop with the widening of Vedder!
